Selling your Community

The ROC USA®  process is professional and efficient:

  1. We look for ‘for sale’ communities in the states we currently serve.  We look for communities which have a predominance of homeowners and strong occupancy.
  2. We respect your need for confidentiality and efficiency – we will review the community income and operating expenses; make an expeditious assessment of your communities’ economics; and, request your permission to meet with your homeowners to gauge their interest in purchasing;
  3. If you agree, we will meet with your homeowners as a group and present them with the opportunity to purchase. Homeowners appreciate the opportunity whether they choose to act on it or not. (In our experience, 9 out of 10 homeowner groups vote to buy when presented with a viable opportunity to do so.)
  4. Once your homeowners vote to proceed, we work with them on a day-to-day basis to do everything they need to do execute a legally binding purchase contract, conduct the appropriate due diligence, engage an attorney, secure financing from our financing facility (or others), and close on the purchase. We have certified, experienced technicians on the ground that provide comprehensive assistance;
  5. And ROC USA®  does not leave the homeowners after the closing! Technicians can support homeowner groups after their purchase, too!

Community owners attest to our reputation and success:

“I’d have a hard time finding something wrong with how things were handled and the quality of Northcountry Cooperative Foundation’s (a ROC USA certified technician) process,” noted Dennis Dunker, seller of Sunrise Villa, Minnesota’s oldest resident-owned community.

“My wife and I had owned the park for 22 years, and we were happy to see tenants become owners. ,” remarked Dunker.

“ROC USA Capital is the only lender I have dealt with in 25 years that actually understands the MHC business,” noted Marc Seigle, the seller of a 170-site community in Elbridge, NY. He sold his community to the homeowners in December of 2008. “They told me what they were going to do and they did it, I was extremely impressed,” he added.

For a confidential conversation, give me a call! I am glad to answer any questions and help you consider if resident ownership is right for your community.
